The Vision
With the addition of two upcoming rapid transit lines to the neighbourhood, including the Eglinton Crosstown and Ontario Line, we see an opportunity to contribute much-needed purpose-built housing within walking distance of transit. The project will transform the existing vacant space at the southeast corner of the site into a new residential apartment building that will support the activation and animation of Grenoble Drive and bring new amenities for existing and future residents to enjoy.
Guiding Principles
NEW PURPOSE-BUILT RENTAL HOUSING
The new building will be a 40-storey purpose-built rental building and support the additional supply of rental housing in our city. The units will be a range of sizes to accommodate residents at every stage of life, ensuring that a range of people and household types can move to and continue living in the neighbourhood.
IMPROVED PUBLIC REALM & STREETSCAPE
The new building will support the activation and animation of Grenoble Drive with new ground-level units and indoor amenity space fronting onto the street. Along Grenoble Drive, the new building will be set back to allow for a generous public realm, sidewalk, and landscaping along the street.
ENHANCING AN EXISTING COMMUNITY
The existing building at 45 Grenoble Drive will remain and its relationship to the future building is an important part of the design considerations for the project. Access to the site will remain the same, with the existing driveway serving both the existing building and new building. In addition, new outdoor amenities and landscaping improvements will be accessible to both existing and future building residents
TRANSIT SUPPORTIVE DEVELOPMENT
This project will contribute additional housing to a site that is within short walking distance of future public transit options. The site is an 8-minute walk from Flemingdon Park Station on the upcoming Ontario Line and a 10-minute walk from Aga Khan Park & Museum Station on the upcoming Eglinton Crosstown.

The site is located on the southwest corner of Grenoble Drive and Deauville Lane. It is currently occupied by a 28-storey residential apartment building and a vacant open space area.

45 Grenoble Drive
The existing building at 45 Grenoble Drive will remain. The new building will be built where there is currently a vacant open space area to the southeast of the existing building. The owners of 45 Grenoble Drive are committed to supporting existing tenants throughout the process. We encourage existing tenants to reach out if they have questions or would like to provide feedback.

WHAT IS THE TIMING FOR THIS PROJECT?

The final report recommending approval of the Zoning By-law Amendment application was adopted by Toronto City Council on April 22-24, 2026. There are still City processes to work through before any construction could occur on the site. At this stage, we don't anticipate proceeding to any construction works in the near future and will provide an update to tenants at that time.
